Sub-Metering

Are you a landlord who re-charges your tenants for energy consumption through electricity and gas meters? 

Understanding your building may require additional metering to be installed to monitor for example varying floor levels, sports halls, catering outlets, plant equipment and tenanted units.

Sub-metering will help to identify which building or floors which may be more energy intensive and will help when creating a business case as to where improvements should be made.

Before and after projects can be easily monitored rather than possibly hidden within a meter consumption that includes the entire building.

Please note that metering for Tenants must be MID approved.  DB Group will help you to choose the correct sub-metering.

 

Tenant Recharging

Properties which are leased to multiple tenants or single tenants may require to recharge Electricity & Gas based on actual meter reads, sq foot/meter or can be based upon a % of occupancy including shared services.

At DB Group our recommended energy management platform will help to streamline the process and can create an automatic monthly invoice for the tenant. 

By connecting wirelessly to your MID approved meter we can upload your utility data in real-time and generate the invoices to include alongside your energy usage, landlord shared costs or service charges.

MID Metering

If the answer is yes then do you understand the MID Metering directive between the landlord and tenant?

The Measuring Instruments Directive (MID) was introduced largely to protect the tenant from being charged electricity from non-approved meters.  Changes to the directive in 2016 clarifies than any new meter installed for billing purposes must be MID approved unless the terms of the lease between the landlord and tenant states that billing can be charged from a non-MID approved meter.

Billing from non-approved meters can result in prosecution and non payment of invoices.  Let DB Environmental check that your metering is MID-Approved. Our meter check is free of charge and can let you be confident that your metering meets the standards.
